Photo Shoot / Virtual Tour Checklist 


3 Days Prior To Your Photoshoot


All Rooms:


  • Remove personal items and clutter. Homes photograph better with personal items and clutter put away. Think of a model home as you move through each room of the house. It may seem like a lot of work but your home will be photograph ready, show ready AND if you start now, there will be less to pack when it’s time to move.
  • Put away pictures and family photos. 


Bedrooms:


  • Wash, fold and put away laundry.
  • Store toys and books in bins or boxes in closets or und er the bed.
  • Have ready a set of nice, clean/matching sheets and pillow case s for every bed in your home.
  • You will need these on the day of your photo shoot.

 

Bathrooms:


  • Clear counters completely.
  • Hide ALL toiletries – both on counters and in baths/showers. If you need to, pack rarely used items that are in drawers and cabinets to have room to store items you use daily.
  • Have ready a set of nice, clean/matching towels for every bathroom in your house. You will need these on the day of your photo shoot.


Kitchen:


  • Clear all counters and surfaces completely.
  • Remove magnets, calendars, shopping lists, pictures and papers from refrigerator.
  • Organize dishes in cabinets that have glass/semi-transparent doors. 


Exterior:


  • Clean all exterior windows, doors and screens.
  • Rake leaves.
  • Cut grass if necessary. 
  • Remove wilted plants and evenly distribute mulch/rocks in beds. 
  • Clean or power wash driveway(s) and sidewalks in front of the house.
  • Put away outdoor equipment, toys and tools. 


2 Days Prior To Your Photoshoot


All Rooms:

 

  • Wipe down windows, mirrors and fixtures including light fixtures, light switches and ceiling fans.
  • Clean vents to overhead exhaust fans found in most kitchens, bathrooms and laundry rooms.
  • Clean blinds/window coverings.
  • Clean interior plants/floral arrangements and remove dead leaves.
  • Dust furniture.
  • Sweep and mop or vacuum floors. 


Bedrooms:


  • Wash, fold and put away laundry.
  • If your walk in closet is a huge selling point and you want it included in the photo shoot, you will need to remove non clothing items from the closet and organize the remaining items. Consider investing in matching hangers if you don’t already have them.

 

Bathrooms:


  • Wipe down counters.
  • Clean inside/outside of toilet, bath and shower including tracks and doors. 


Kitchen:


  • Wipe down cabinet faces and knobs.
  • Wipe down countertops and appliances. 


1 Day Prior To Your Photoshoot


Interior:


  • Replace burned out lightbulbs with matching bulbs (same type and wattage if possible). This includes all overhead light fixtures, lamps, in and under cabinet lighting and the light over the kitchen range.
  • Have the carpets professionally cleaned. 


Exterior:


  • Replace burned out lightbulbs with matching bulbs (same type and wattage if possible). This includes garage lights, lamp posts, landscaping lights, pool lights and porch/patio/deck/balcony lighting.
  • Roll up and put hoses away and out of sight.
  • Put away outdoor equipment, tools and toys. 
  • Remove and put away pool cleaning equipment, pool toys and floats. Place these items out of sight. Do not leave the items in the pool or on the side of the house.
  • Clean and arrange patio furniture so that it is more inviting.
  • Sweep front walk/entry. Make sure the "Welcome" mat (if there is one) is clean and in good condition. If not, roll it up and put it away.
  • Shut off irrigation system t o avoid overspray on windows and puddles on the driveway/sidewalks the day of the photo shoot. 


On The Day Of


All Rooms:

 

  • Clean and remove all personal items that may h ave been left out from the day before.
  • Remove pet beds, crates, toys and food/water dishes.
  • Leave remote control for blinds/window covering on kitchen counter. The photographer may need to adjust blinds and window coverings to allow more/less light in.
  • Put all items of value away and out of sight.
  • Turn off ALL TVs, computer monitors and ceiling fans.
  • Touch up windows, mirrors and fixtures.
  • Spot sweep/mop/vacuum floors.
  • Turn on lights including overhead lights, in/under cabinet lighting and light over kitchen range. 


Bedrooms:


  • Change the sheets and make the bed.
  • Put dirty clothes in laundry hamper and fold/put away clean laundry.
  • Put laundry hamper, shoes, sweaters and jackets in closet (as long as it is not being photographed) and close closet door(s). 


Bathrooms:

 

  • Clear all counters completely.
  • Wipe down bathtub, shower and doors.
  • Wipe down toilet and close lid. Remove toilet paper roll from holder.
  • Replace towels with clean/matching towels.
  • Remove trash can.
  • Roll up and remove bath mats and small area rugs. 


Kitchen:


  • Clear all counters and surfaces completely.
  • Clean and put away all dishes.
  • Clean and put away small appliances (blender, juicer, mixer, coffee pot, toaster, etc.)
  • Re-organize dishes in cabinets with glass/semi-transparent doors.
  • Put away sponges, soaps, dish racks, tubs and drain mats.
  • Polish stainless appliances, sinks and granite/stone countertops.
  • Roll up and remove mats and small area rugs. 


Exterior:

 

  • Turn on pool and spa features, lights, waterfalls, fountains and bubblers. We do not handle pool/spa features. If you’d like to show off your pool’s features, please make sure these items are already on.
  • Re-arrange patio/porch/balcony furniture if needed.
  • Remove any debris that may have fallen in the pool.
  • Hide trash/recycle bins.
  • Remove ALL vehicles from the driveway and front of the home. Try not to park directly across the street if possible.
